Chapter 1

The Kid Who Started With Nothing

How property changed my life — and why I believe it can change yours.

I was born in 1988. No trust fund, no wealthy parents, no deposit handed to me. In 2012 I bought my first property in the North of England for under £100,000 — using none of my own money.

"I offered landlords a guaranteed sale price in 5 years. They got freedom. I got the rental income. Zero money down."
— Dean Oakford

The Strategy: Lease Option Agreements

A Lease Option Agreement is a perfectly legal UK strategy. Tired landlords want out. I gave them a clean exit and a guaranteed future sale price. In return, I got the rental income in the interim — with zero upfront capital. I scaled this alongside a deal sourcing business, reinvesting every pound back into building the portfolio.

The Retirement Crisis Malaysian Families Don't Talk About

Your EPF won't be enough. Here's what the numbers actually say.

Malaysia has a ticking retirement time bomb — and most families don't realise how serious it is until it's too late to act. The EPF was designed as a starting point, not a complete retirement plan. The data is sobering.

89.8%
of EPF members are NOT projected to reach RM1.3M (enhanced savings) by age 60
Source: EPF Retirement Income Adequacy Framework · Ringgit Plus, March 2026

The Three EPF Levels — And Why Most Malaysians Fall Short

Basic Savings (target by age 60, 2028)
= RM1,625/month for 20 yrs
RM650k
Adequate Savings
= RM2,708/month for 20 yrs
RM1.3M
Enhanced Savings (comfortable)
= RM5,417/month for 20 yrs
⚠️ The Gap

Belanjawanku 2024/25 estimates a single elderly Malaysian needs RM2,690/month for a reasonable standard of living. But a retiree with only Basic Savings (RM390k) can only withdraw RM1,625/month — already RM1,065 short every single month before they even retire.

The COVID Withdrawal Effect

Between 2020–2022, Malaysians withdrew RM144.5 billion from EPF across four withdrawal schemes during COVID. The result: over 90% of EPF members under 30 now do not have enough savings for retirement, according to Khazanah Research Institute. As of end-2025, 58.8% of active formal sector members have not reached the minimum basic savings level.

"The EPF can give you a starting point. A global property portfolio can give you a retirement you actually want."
— Dean Oakford, Inhouse Malaysia

What the Alternative Looks Like

A UK buy-to-let property generating £800/month rental income at current GBP/MYR rates equals approximately RM5,200/month — nearly double the basic EPF monthly drawdown at the Enhanced Savings level. And that income comes on top of any EPF balance, not instead of it.

Two properties. Three. Five. The maths compounds fast. This is exactly the system Dean built from 2012 — and what Inhouse Malaysia teaches Malaysian families to replicate.

Why Malaysian Families Need to Think Globally in 2026

Currency volatility. Political risk. KL oversupply. The case for offshore wealth has never been stronger.

If 100% of your wealth is in Malaysia, you are concentrated in a market that has faced ringgit depreciation, political uncertainty, and documented property oversupply — all simultaneously. The smart move is to diversify your wealth into stable, hard-currency markets.

⚔️
Middle East Conflict
Escalating tensions in 2026 pushed investors toward UK safe-haven hard assets.
↑ Boosts UK demand
🌐
US Tariffs on Malaysia
19% US tariffs on Malaysian exports. GDP headwinds and currency pressure follow.
↑ Diversify offshore
🗳️
Political Uncertainty

↑ Offshore assets protect
🏘️
KL Property Overhang
Documented oversupply of KL units. Capital growth flat to negative most of the 2020s.

💡 Currency Hedge Example

UK property worth £150,000 at GBP/MYR 5.20 = RM780,000. Same property at GBP/MYR 5.50 = RM825,000. RM45,000 gained from currency movement alone — zero property price growth required.

The Investment Solution: Let Your Property Pay the Tuition

Here's the powerful question Inhouse Malaysia asks every Malaysian parent: What if your property investment paid for your child's entire university education?

Use the calculator below to find out exactly how many years of investing you need — and watch the result turn gold when your returns reach Oxford/Cambridge level.

🎓 University Fee Calculator
Type in your investment amount — watch the result turn GOLD when it covers Oxford or Cambridge.

✅ How This Works in Practice

A Malaysian investor who puts RM2,000/month into UK property for 10 years — at a conservative 8% annual return combining rental yield and capital growth — accumulates approximately RM360,000. That fully covers a 3-year degree at Manchester, Nottingham, or most Russell Group universities outside London. At RM3,000/month for 15 years, the portfolio can fund Oxford or Cambridge.

🏙️ City Living Costs at a Glance
  • London (UCL, Imperial, King's, LSE): £19,000–£25,000/yr living costs — the most expensive option
  • Oxford / Cambridge: £17,000–£22,000/yr living costs — plus college fees (£11,500–£14,500/yr)
  • Manchester / Leeds / Nottingham: £12,000–£17,000/yr living costs — best value
  • Sydney / Melbourne (AUS): AUD 25,000–£36,000/yr living costs
  • Brisbane / Adelaide / Perth (AUS): AUD 18,000–£28,000/yr — significantly more affordable

The Investment Nobody's Talking About: Malaysia's Beef, Dairy & Napier Grass Opportunity

Since 2025 Dean has invested in Malaysia's food chain. Here's why it may be the most fundamentally secure investment available.

"Investing in a country's food chain is the most secure and compounding investment I've ever made. The industry is government-backed, demand is rising, and almost nobody is growing the grass they need to feed the animals."
— Dean Oakford, Inhouse Malaysia

Since 2025, alongside global property, Dean has invested in Malaysia's beef and dairy supply chain — specifically in Napier grass cultivation, the foundational feed crop for all cattle and dairy farming. The opportunity sits at the intersection of government policy, food security, and a supply gap so large it is almost impossible to miss.

The Government Mandate: Beef & Dairy Is a National Priority

Malaysia currently produces only 14.7% of its own beef. The government has set a legal target of 50% beef self-sufficiency by 2030 under the National Agrofood Policy 2021–2030. To get there, the country must dramatically expand its cattle and dairy farming capacity — which means massive demand for one thing: cattle feed.

BERNAMA · Malaysia Agriculture Minister Mohamad Sabu, 2024

The government confirmed it is expanding cattle farming on a feedlot basis through the redevelopment of mega cattle farms. F&N (Fraser & Neave) has invested RM1 billion to develop a 2,726-hectare dairy farm in Gemas, Negeri Sembilan, capable of holding approximately 20,000 dairy cows.

Ministry of Agriculture & Food Security (KPKM) · Draft National Food Security Blueprint 2030

Local production initiatives like cultivating Napier grass remain critically underutilised. The domestic feed industry focuses primarily on poultry feed, with minimal production for ruminants — intensifying dependence on expensive imports for cattle farmers.

The Napier Gap: 95% Imported, Almost Nobody Growing It Locally

Here is the opportunity in one line: Malaysia's beef and dairy industry cannot scale without Napier grass — and almost none of it is grown here.

Napier grass (Pennisetum purpureum), also known as elephant grass, is the primary fresh fodder for cattle and dairy cows in tropical climates. It produces more biomass per hectare than almost any other forage crop. A single hectare can yield 80–200 tonnes of green matter per year. It grows year-round in Malaysia's climate, requires minimal inputs, and cows love it.

The problem: Malaysia imports the vast majority of its ruminant animal feed. The Ministry of Agriculture's own reports confirm that local Napier grass cultivation is "underutilised" and that the country has 44 feed mills focused almost entirely on poultry — leaving the growing cattle and dairy sector almost entirely dependent on expensive imported feed.

Why the Food Chain Is the Most Secure Investment

  • Government-backed demand: The Malaysian government is legally committed to expanding beef and dairy production under the National Agrofood Policy. The money is flowing into the sector.
  • Non-cyclical: People eat every day. Beef and dairy demand doesn't disappear in recessions, currency crises, or geopolitical events. It grows with population.
  • Supply gap at the base: Without local Napier grass, farmers pay more for imported feed — compressing margins. Whoever grows locally will be first in the queue for contracts.
  • Compounding returns: Perennial crop once established. Napier grass regrows after each harvest, giving yields 4–6 times per year with proper management.
  • Ringgit-denominated: As Malaysia grows its local food sector, this investment holds intrinsic domestic value regardless of external currency movements.
Asia Research News · IIUM Research on Napier Grass Silage

Researchers at IIUM Malaysia have formulated a new feedstock for cattle using locally-grown Napier grass combined with molasses and microbes to produce silage lasting up to two years. This helps stabilise feedstock supply during drought and monsoon seasons — addressing one of the biggest cost pressures for Malaysian beef and dairy farmers.

CodeBlue · Malaysian MP Sim Tze Tzin, Parliament January 2025

"In Australia, they can do large-scale farming because their grassland is huge and the grass is free. The Napier grass is there. We have to plant our own Napier, so there are additional costs. That is why the government is focusing on dairy production. On this, KPKM is focusing on the right thing."

6W Research · Malaysia Dairy Market Forecast 2026–2032

The Malaysia dairy market is projected to grow at a CAGR of 7.3–7.5% during 2026–2032. Government-backed initiatives aimed at enhancing domestic milk production are a key driver. Dutch Lady, Malaysia Dairy Industries, Nestle, Fraser & Neave are all expanding capacity.

Dean's Position

Since 2025, Dean has made direct investments into Malaysia's beef and dairy food chain. He is not a passive observer — he has skin in the game. For Inhouse Malaysia members interested in exploring this asset class alongside global property, Inhouse provides direct access to information, partners, and opportunities in this space.

🌱 In Summary: The Napier Opportunity

Malaysia needs to triple its beef self-sufficiency from 14.7% to 50% by 2030. Every cow in that expansion needs to eat. The government is investing billions. F&N has committed RM1 billion to a single farm. The feed supply chain — especially locally grown Napier grass — is critically underdeveloped. This is the kind of structural gap that creates durable, compounding investment returns with genuine government tailwind.

🌱 The Food Chain Opportunity

Your 10-Year Roadmap: What Dean Would Do In Your Shoes Right Now

Step-by-step. No jargon. Built for Malaysian investors starting today.

When investors sit with Dean in KL, the most common question is: "If you were me, what would you do right now?" Here is the honest answer — the same roadmap he'd hand himself at 25 in Malaysia today.

Year 1
Education & setup
Join Inhouse Malaysia (free). Learn the markets. Understand UK mortgages for overseas buyers (25% deposit, rental must cover 125% of mortgage). Identify your capital base. Open a UK bank account.
Year 1–2
First UK property
Buy a single terrace in Sheffield, Leeds, or Hull for £80k–£110k. Target 8% gross yield minimum. Use Inhouse deal network. This starts building your credit history and track record.
Year 2–4
Refinance and repeat
After 2 years, values typically increase. Refinance against the equity — use the released capital to buy property 2 and 3. The snowball effect kicks in.
Year 4–6
Australian property or HMO conversion
Add an Australian property in Perth or Brisbane (strongest growth 2026). Or convert an existing UK property into HMO for maximum yield. Both strategies compound your monthly income.
Year 6–8
Food chain allocation
Invest a portion into Malaysia's beef and dairy supply chain — specifically Napier grass cultivation. Government-backed, non-cyclical, ringgit-denominated. Diversifies your portfolio with domestic real asset exposure.
Year 8–10
Retire or accelerate
By year 10, a disciplined investor following this roadmap could have 5–10 income-producing assets across three categories. Monthly cashflow covering retirement costs, university fees, and reinvestment. This is the Inhouse system in action.

CAGR pasaran tenusu Malaysia (2025–2032)
BERNAMA · Menteri Pertanian Mohamad Sabu, 2024

Inisiatif pengeluaran tempatan seperti penanaman rumput Napier masih kurang dimanfaatkan.
