I was born in 1988. No trust fund, no wealthy parents, no deposit handed to me. In 2012 I bought my first property in the North of England for under £100,000 — using none of my own money.

Malaysia has a ticking retirement time bomb — and most families don't realise how serious it is until it's too late to act. The EPF was designed as a starting point, not a complete retirement plan. The data is sobering.
Belanjawanku 2024/25 estimates a single elderly Malaysian needs RM2,690/month for a reasonable standard of living. But a retiree with only Basic Savings (RM390k) can only withdraw RM1,625/month — already RM1,065 short every single month before they even retire.
Between 2020–2022, Malaysians withdrew RM144.5 billion from EPF across four withdrawal schemes during COVID. The result: over 90% of EPF members under 30 now do not have enough savings for retirement, according to Khazanah Research Institute. Since 2025, alongside global property, Dean has invested in Malaysia's beef and dairy supply chain — specifically in Napier grass cultivation, the foundational feed crop for all cattle and dairy farming. The opportunity sits at the intersection of government policy, food security, and a supply gap so large it is almost impossible to miss.
Malaysia currently produces only 14.7% of its own beef. The government has set a legal target of 50% beef self-sufficiency by 2030 under the National Agrofood Policy 2021–2030. To get there, the country must dramatically expand its cattle and dairy farming capacity — which means massive demand for one thing: cattle feed.
The government confirmed it is expanding cattle farming on a feedlot basis through the redevelopment of mega cattle farms. F&N (Fraser & Neave) has invested RM1 billion to develop a 2,726-hectare dairy farm in Gemas, Negeri Sembilan, capable of holding approximately 20,000 dairy cows.
Local production initiatives like cultivating Napier grass remain critically underutilised. The domestic feed industry focuses primarily on poultry feed, with minimal production for ruminants — intensifying dependence on expensive imports for cattle farmers.
Here is the opportunity in one line: Malaysia's beef and dairy industry cannot scale without Napier grass — and almost none of it is grown here.
Napier grass (Pennisetum purpureum), also known as elephant grass, is the primary fresh fodder for cattle and dairy cows in tropical climates. It produces more biomass per hectare than almost any other forage crop. A single hectare can yield 80–200 tonnes of green matter per year. It grows year-round in Malaysia's climate, requires minimal inputs, and cows love it.
The problem: Malaysia imports the vast majority of its ruminant animal feed. The Ministry of Agriculture's own reports confirm that local Napier grass cultivation is "underutilised" and that the country has 44 feed mills focused almost entirely on poultry — leaving the growing cattle and dairy sector almost entirely dependent on expensive imported feed.
Researchers at IIUM Malaysia have formulated a new feedstock for cattle using locally-grown Napier grass combined with molasses and microbes to produce silage lasting up to two years. This helps stabilise feedstock supply during drought and monsoon seasons — addressing one of the biggest cost pressures for Malaysian beef and dairy farmers.
"In Australia, they can do large-scale farming because their grassland is huge and the grass is free. The Napier grass is there. We have to plant our own Napier, so there are additional costs. That is why the government is focusing on dairy production. On this, KPKM is focusing on the right thing."
The Malaysia dairy market is projected to grow at a CAGR of 7.3–7.5% during 2026–2032. Government-backed initiatives aimed at enhancing domestic milk production are a key driver. Dutch Lady, Malaysia Dairy Industries, Nestle, Fraser & Neave are all expanding capacity.

Kerajaan mengesahkan pengembangan ternakan lembu secara feedlot. F&N telah melabur RM1 bilion untuk membangunkan ladang tenusu seluas 2,726 hektar di Gemas, Negeri Sembilan, yang mampu menempatkan kira-kira 20,000 ekor lembu tenusu.
Inisiatif pengeluaran tempatan seperti penanaman rumput Napier masih kurang dimanfaatkan. Industri makanan haiwan domestik memberi tumpuan kepada makanan ayam, dengan pengeluaran minima untuk ruminan — memburukkan kebergantungan kepada import mahal.
Malaysia perlu meningkatkan sara diri daging lembu dari 14.7% kepada 50% menjelang 2030. Setiap lembu dalam pengembangan itu perlu makan. Kerajaan melabur berbilion-bilion ringgit. Tetapi hampir tiada siapa menanam rumput Napier secara tempatan — jurang penawaran struktural yang mencipta pulangan pelaburan yang berkekalan.
